Foreclosure.

It’s all you hear about it every day on the news and read about it in the headlines. Maybe you’ve even been scouring Foreclosure.com looking for a foreclosure of your own.

But, do you really understand what a foreclosure is and how they happen?

Sure, you’d have to be living under a rock to not have heard of foreclosures and know that they represent strong investment opportunities, but if you aren’t well acquainted with the details of foreclosure, it will be more difficult to succeed as a distressed property investor.

The same goes if you’re a homeowner in hot water. Falling behind on your mortgage payments is extraordinarily stressful and you understand that it may mean losing your home; however, rather than feeling overwhelmed and burying your head in the sand, it’s important for you to educate yourself.

Knowledge is the only way you’ll be able to pull yourself out of a dire mortgage situation.

In essence, a foreclosure is the final step for a property in default. When a homeowner fails to meet their monthly mortgage obligations, the bank issues a public notice called a “Notice of Default.” State laws vary (you can learn more about them in this month’s “Website Search Tips” section), but if the loan is not made current, eventually the bank will reclaim the property from the homeowner by foreclosing on it.

If you’re a distressed homeowner, there are numerous things you can do to stop the foreclosure process or get out of your mortgage obligations without having to declare bankruptcy or completely destroying your credit.

If you’re a real estate investor, distressed properties can make you a lot of money. If the property is already foreclosed on, chances are the lender is selling it at a super-discounted rate. You can pick up the property for cheap and feel good knowing that you’ve taken one more house out of foreclosure and off the market. If the foreclosure is pending, you can help the seller out of his or her mortgage troubles by purchasing their property, also at a discounted rate.

Either way, you stand to earn a lot of money and do a little good at the same time.
