HARD MONEY LENDING
One of the first questions we're asked by new real estate investors is: "How can I afford to get started?" Distressed properties are often available at bargain basement prices, but that doesn't mean everyone's just got a few thousand extra dollars lying around to invest in them.
Enter the hard money lender.
These cash cows can be more expensive than a traditional bank loan, but you can get your hands on the money faster because hard money lenders don't follow traditional credit guidelines.
That means money where and when you need it, with little more than a quick phone call once you've found that one-in-a-million investment property.
The rules that govern hard money lending vary from state to state, so you need to do your research to figure out which laws apply to you. Foreclosure.com is a great place to start. We can answer every hard money question you have so you're clear about what these loans mean, what risks (if any) are involved and how it will affect your investment strategies.
In this edition of "Investment Exchange," we're going to show you the ropes of hard money loans and point you in the right direction to learn even more. It's important that you're adept at securing the right financing from the right people so that you stay on the fast track to real estate investment success.
Take a look at some of our articles below and be sure to visit Foreclosure.com for more details. Happy investing!

BUY DIRECT FROM THE BANK WITH QUICK SALE
In this month's edition of Hot off the press, we gave you a little taste of what benefits you can expect from Foreclosure.com's new alliance with Lender's Clearing House — a Web site designed exclusively for buying distressed properties online through a simple sealed bid process.
And because we want you to be as excited about this venture as we are, we're going to give you more of a sneak peek right here.
Since Lender's Clearing House will connect buyers and sellers directly, you can expect a lot of things to change in this business. The streamlined process, which eliminates the red tape that can torpedo most deals, means you pay the absolute lowest price for a home and save astronomically.
In short, we're slashing prices because all properties must be sold! It's a bank-owned liquidation sale that will start in Florida and spread to all corners of the United States.
In addition, we will coordinate at least two open houses during the bidding period to give you an opportunity to take a guided tour of your potential investment and inspect the home to ensure it is up to your standards. This will also enable you to get critical questions answered about the home and "Quick Sale" process, as well as provide you with a more informed idea of what will be an acceptable (and competitive) offer.
On the flip side, sellers won't have to keep bad debt on their books one second longer than is absolutely necessary. Buyers will get to take advantage of those killer deals sooner and make even more in the end because they'll have bought for less.
The fact that Foreclosure.com and Lender's Clearing House are going to move this whole process to the World Wide Web is a true innovation all on its own. The Internet has rightly been coined the "Information Superhighway," which provides a whole bunch of benefits for buyers and sellers:
- Buy properties at rock-bottom prices
- Submit offers conveniently online
- Organize financing quicker than ever before — Special financing available!
Moving real estate investment buying and selling online is going to do all this and much more. It's an exciting change that you can expect to do great things for the business.
The rollout of our partnership with Lender's Clearing House is coming very soon, so keep your eye on Foreclosure.com for news and updates about this revolutionary new way to make money faster in real estate investment. It truly will be the win-win solution for investors and distressed property owners alike. Stay tuned!

Real estate tips
FIND YOUR FINANCING NOW
Good hard money lenders can be tough to find on your own if you don't know where to look.
If you simply go through a search engine, you'll probably run across a multitude of lending scams designed to drain your wallet. That's the reason we mentioned earlier that Foreclosure.com has included quality hard money lender contacts on each of its listings' details pages. We want to take the mystery out of the art of financing your properties so that you can push those deals through more quickly and for top dollar.
What's special about Foreclosure.com's hard money lenders is that each one has an established relationship with our business. We only communicate the details of trustworthy lenders who have a proven track record in the industry, so you don't need to worry that you're working with anything other than the best.
That said, it's important to do your own research before you select the hard money lender you want to work with. The best way to do this is to ask questions like:
- What types of properties do you prefer?
- How much cash are you prepared to invest?
- How quickly can the cash be available?
- What are your loan terms and conditions?
This last question is especially important because in many states hard money lenders are not required to follow the guidelines that govern conventional lenders, such as banks.
There are a few other questions you need to look into, as well. More details can be found in our best-selling CD course, "Get Rich Buying Real Estate Foreclosures."
Of course, there are other financing options besides hard money lenders that are available to you. These include:
- Credit Lines
- Banks
- Local Investors
- Money Partners
Each one has distinct pros and cons. Each one is suited to certain types of deals as well as certain types of investors. You need to educate yourself to determine which type of financing suits not just the deal you're after, but also your investment style, your financial goals and your comfort level with risk.
Foreclosure.com's CD course, "Get Rich Buying Real Estate Foreclosures," covers each one of these financing options in depth so that you're armed with the knowledge you need to get the perfect financing. You'll learn the best ways to obtain each of the five types of financing options, how to screen potential lenders, which questions to ask and how to enter negotiations with confidence, even if you have little or no experience as an investor.
"Get Rich Buying Real Estate Foreclosures" truly is the best way to get started on your path in distressed property investment. Visit us today to learn more!
