FIND TAX LIENS IN A FLASH!

Hot off the press
HELP FOR THE HOUSING CRISIS
The government recently passed the Foreclosure Prevention Act. After much debate and several threats of veto, the bill is here to save low- and middle-income families from losing their homes.
The legislation offers additional tax credits for low- and middle-income households, increased funding for preforeclosure counseling and expanded opportunities for refinancing mortgages. This includes $200 million for counselors in foreclosure risk outreach and access for creditors to a $10 billion tax-exempt fund to help borrowers renegotiate their mortgages.
In addition, the Act also includes an amendment to the Bankruptcy Code that allows judges to modify the amount owed on a mortgage. Prior to this amendment, judges were prohibited from making any changes to a mortgage, but the Act now allows them to make appropriate changes in specific cases. To be eligible, homeowners must have a subprime or non-traditional mortgage and pass a test that proves their means are insufficient to cover their mortgages.
Provisions are also made in the Act for the communities and businesses that have been affected by the housing crisis. The United States government is hopeful that an injection of money into these areas will help communities and business get back on their feet, which will likely increase the property values in areas that had been all but abandoned.
There is some debate as to the effectiveness of this Act, but many feel that although it will not solve all problems caused by subprime lending, it should give the housing market and the economy the boost it needs to turn things around.

Real estate tips
GET THE ESSENTIALS
As we've said, tax liens and deeds can be a lucrative part of your investment strategy. If you're brand new to this type of investment, here are the three things you absolutely need to know:
- Tax lien certificates and tax deed investing are not the same
A property with overdue taxes may be sold by the creditor to recover the taxes due. This is called a "deeds." You can often obtain these properties for well below their market values.
In some states, tax liens may be made available for investors to purchase. What you buy is called a "tax lien certificate" and its purchase also includes the right to begin foreclosure proceedings on the property after a certain amount of time has elapsed.
Like deeds, it's likely you'll get these properties for very little money.
- You need to know the law
Every county within every state of the United States has its own set of laws that govern tax liens and deeds. Wherever you're searching, make sure to learn the ins and outs of the law so that you don't get caught up in something for which you weren't prepared.
Foreclosure.com can help you figure out which laws apply where.
You should also be aware that in virtually all states, the owner of the property (the one who neglected to pay his or her taxes) has a period of time — as much as a few years — to buy back his or her tax lien. This means that the whole transaction could be reversed, so it's in your best interest to learn the signs of a good (and bad!) prospect.
The good news is that you will never lose money if this happens.
Also, know that some states don't actually offer tax lien certificate. Instead, they host deeds direct from the county where the distressed property is located.
- Get the inside track on auctions
As we mentioned before, it's a good idea to attend a few auctions so you can get an idea of how they typically proceed. You're going to have to do a bit of research to find the auctions in your area.
The best way to find great auctions is to call the local tax collector's office early and often. Auctions can be hosted at a county courthouse or even online. Finding the right auctions is half the battle, so do your homework and always keep your ear to the ground for that gem of a property that is slated for auction.
In today's market, these auctions are plentiful. Taking the time to find these auctions is the first step to finding that investment property of your dreams.
